A Little More Living Space, a Lot Less Historic Charm
In a shocking twist of fate, just south of Cal State University, Northridge, a quaint, 1950s commercial building has succumbed to the relentless march of progress. Yes, folks, that old relic met its end, and work is now cruising forward for a shiny new multifamily residential building—because who needs history, right?
Breaking Ground (and Maybe Some Dreams)
The groundbreaking ceremony (or was it more of a loud hammering with a side of sarcasm?) occurred last year at 8940 N. Reseda Boulevard. What awaits? A five-story modern fortress, housing 51 one- and two-bedroom apartments perched above a gloriously subterranean parking area. Who could resist the allure of parking 92 vehicles underground? Compared to wrestling with street parking, it sounds downright luxurious.

Incentives: Because Nothing Says “Affordable Housing” Like More Height
Thanks to the ever-elusive Transit Oriented Communities incentives—think of them as the adult version of “sharing your toys”—the blueprints boast increased heights and decreased side-yard setbacks. In exchange for these newfound heights, the property owner, Uzi Levy, will toss five apartments into the affordable housing pot like a benevolent Monopoly player who just landed on Boardwalk.
GA Engineering: Because We All Need a Little Contemporary Cockiness
Designed by the illustrious GA Engineering, Inc., the project is projected to resemble a sleek podium-type structure, which, in layman’s terms, is code for “We’re too cool to use bricks like your grandmother would.” Amenities? Oh, you bet—imagine a roof deck, a courtyard, and a ground-floor fitness center. Now residents can work out before they sip overpriced lattes on their way to their next Zoom call.

The Neighborhood: It’s Not Just a Place, It’s an Experience
For context, the development site is a hop, skip, and a jump away from Nordhoff Street and CSUN, where a larger housing complex with delightful ground-floor retail was wrapped up in 2020. It’s almost as if someone decided students needed more than just textbooks and cold pizza; they needed the full urban experience.
