    Pattillo’s Urban Dream: NorthPoint Mixed-Use Development

    Hold onto your hard hats, folks! Pattillo Industrial Real Estate has decided that NorthPoint Industrial Park in North Jacksonville could use a touch of urban flair—preferably a mixed-use development that sounds snazzy on paper.

    Word on the street is that the city utility, JEA, is currently doing its due diligence on a service availability request for a massive 136,500-square-foot building. Not to forget, they’re tossing in four quaint little outparcels, each ranging from 1.26 to 1.97 acres—perfectly pocket-sized for the next big thing…or a very ambitious garden.

    The chunk of land in question is a whopping 29.3 acres of prime real estate at the captivating corner of northeast Alta Drive and Port Jacksonville Parkway. That’s right, it’s located just east of Interstate 295, which might as well be a five-star location in the vast world of industrial parks.

    Peter Anderson, Pattillo’s vice president of new investments, shared that they’re eyeing a few potential tenants. That’s right; a surprise twist: actual businesses might want to rent this grand venture! “We are considering a few prospects,” he stated, probably while scrolling through listings on IndustrialSpace.com.

    The grand vision for Pattillo Industrial: a proposed 136,500-square-foot fortress and four charming outparcels adorned with endless potential.

    It appears some of these prospects are in the commercial/retail and medical arenas—because who wouldn’t want a pharmacy next to a warehouse? Efficiency at its finest! The larger building is expected to house a single tenant. Likely someone who desperately needs warehouse space for all those unused gym equipment purchases, or perhaps light manufacturing for making trendy artisanal wellness products.

    And the outparcels? Let’s just say they’ll likely be the home to a medley of freestanding establishments. Think pharmacies, quick-service dining options, and of course, a convenience store—a paradise for late-night snack runs or impulse buys like that fifth pack of gum.

    Fun fact: Stone Mountain Industrial Park Inc., out of Atlanta, is the delightful landlord of this sprawling land—a connection via their not-so-mysterious affiliation with Pattillo.

    As to the concept plan filed with JEA, it’s nothing short of a modern masterpiece. It features the grand proposed building and four outparcels filled with exciting numerical combinations of acres that will surely dazzle anyone who loves math. Moore Civil Consulting Inc. from Hawkinsville, Georgia, is in charge of making this vision a reality. Because, why not delegate to someone who’s had a stab at civil engineering?

    Anderson optimistically stated, “We will work with the city on appropriate land use and then move forward likely in 2026.” Because what’s the rush? It’s not like people are waiting with bated breath for industrial-sprawl amenities in Jacksonville.

    In a surprising twist, he acknowledged they’ve been approached by several interested tenants. “These services will be an amenity to our industrial park and the great NorthPoint area of Jacksonville—both for residents and businesses.” Yes, because who doesn’t dream of moving to a neighborhood that’s essentially an industrial park with potential pizza delivery?
