    Ah, the illustrious West 4th Avenue retail paradise, where dreams came to launch but mostly just sat on an empty Safeway parking lot. But lo! The grocery giant is getting a makeover that will miraculously breathe some life into this snooze-fest of a commercial district and its equally uninspired residential neighbors.

    Yes, folks, there’s a grand plan to replace the old Safeway at 2315 West 4th Avenue with something decidedly less…flat. PCI Developments and LowTide Properties have applied for a shiny new development permit to transform this commercial fossil. Apparently, 95,162 square feet of surface parking just wasn’t cutting it for the local Instagram influencers.

    While other Kitsilano proposals are shooting up like urban weeds in the form of high-rises, this gem is keeping it classy with a mid-rise behemoth that dares to reach a staggering 10 storeys in some areas. Think of it as the midlife crisis of retail spaces—slightly taller, slightly fancier, and definitely up for a facelift.

    Currently, the site is an underwhelming 95,162 sq ft parking lot, which, let’s be honest, excels at reminding you how not to use prime real estate. The existing ‘grocery’ store, built in 1968, has essentially become the metaphorical equivalent of your grandma’s attic—lots of stuff, but no one really wants to dig through it. And remember, this development is only about 75% of the block, as the Royal Bank and McDonald’s on the far end have vowed to stay relics forever.

    Picture this: instead of staring at endless metal poles holding up a parking structure, you’ll be greeted by over 18,000 sq ft of vibrant retail and dining space. These commercial units will actually front West 4th Avenue, perfect for that new boutique cat sweater store you’ve always wanted but had nowhere to showcase. Because if there’s one thing we need more of in this world, it’s a place to buy overpriced knitwear for our feline overlords.

    The latest design schematics are out, and let’s just say the folks behind this have a keen eye for aesthetics. Gone are the days of bland entrances—now, your grocery store will feature a VW microbus art installation. Yes, a VW bus! Because nothing screams “I’m culturally relevant!” quite like a vintage vehicle embedded into a mural, a shout-out to Kitsilano’s hippie past. It’s practically asking for group selfies.

    Now, let’s address the elephant in the room, or should I say, the new Safeway. It will be 42,000 sq ft, larger than its aged predecessor, and will be nestled behind the more Instagrammable storefronts. And let’s be real: every grocery shopping experience deserves a side of theater—this is going to be the Costco of the hipster world, complete with 385 rental units above for those who might need a place to flop after a long day of artisanal avocado toast in the neighborhood.

    So, as the old Safeway disappears in a cloud of confetti and nostalgia, keep your eyes peeled for the new development. It’s scheduled to include amenities that will put your local gym to shame, including rooftop gardens and shared spaces that might as well be marketed as “Get Fit While Living On A Budget.” And don’t even get me started on the 388 parking spots! Because nothing says urban living like keeping your car close while pretending you’re walking to brunch.

    Here’s the kicker: they don’t even need a zoning change! Developers can bypass boring red tape and jump straight into getting their new shiny toy built. And, just to keep it spicy, the property was purchased for a whopping $90 million, which is a perfect example of how real estate always manages to find a way to blow our minds—even if it’s just by expiring our ‘Affordable Housing’ dreams.
