Ajax evaluates seven structures in the Prestige Employment area.

In the grand tradition of urban planning, the Town of Ajax has decided it’s time to shake things up a bit. What’s on the chopping block? Oh, just a smattering of changes that might let retail thrive in the oh-so-exclusive Prestige Employment area at 1120–1200 Salem Road North. Why? Because apparently, it’s about time retail intervention made its showbiz debut.

The town has received an Official Plan Amendment Application (OPA24-A14) and a Zoning By-law Amendment Application (Z18/24) from the illustrious GWD Planners, acting on behalf of 2353662 Ontario Limited. These amendments aim to toss the velvet ropes aside and usher in retail uses within this ‘prestigious’ Employment land designation and zone, concluding that a non-residential development with a touch of savvy shopping wouldn’t hurt anyone—except maybe the city planners’ dreams of pure employment bliss.

So, what’s the deal with OPA24-A14, you ask? It’s intended to sprinkle some retail fairy dust over the designated lands, allowing shops and boutiques to pop up alongside what was likely once just a parade of office buildings. Meanwhile, Z18/24 promises to establish a site-specific Exception (Exception 225, for those keeping score at home) within the Prestige Employment (PE) Zone. Because why have normal zoning when you can have a special, glittery exception, right?

The planned extravaganza doesn’t stop there! In accordance with Site Plan Application SP2/18, this splendid ensemble of seven non-residential buildings will include surface parking—because cars need to feel special too! After all, what’s retail without a solid place for thirsty shoppers to park their chariots and sprawl anxiously as they ponder their overpriced purchases?

Mark your calendars, folks! A public meeting to discuss this burst of modernization will take place on February 18 at 1 pm at the illustrious Ajax Town Hall. Plan to attend in person, because what better way to spend a Saturday afternoon than debating the merits of retail amidst industrial grandeur? If lounging at home is more your style, you can also tune in online or submit comments by February 14, though participating after the deadline might just be the ultimate plot twist.

Subject lands—where dreams of retail and parking collide!

So, what’s next for Ajax? Are we going to start seeing “Prestigious Mall” signs next to corporate offices? Perhaps a tantalizing café serving overpriced coffee to those unfortunate souls stuck in a sea of spreadsheets? Stay tuned, because as Ajax reinvents its commercial identity, the possibilities are as endless as the queue for a new iPhone!

In the end, whether you’re a supporter of this audacious venture or just come for the spectacle, one thing’s for sure: Ajax is ready to redefine retail one zoning amendment at a time. Let’s evaluate the fate of our beloved Prestige Employment area—and perhaps clutch our wallets a little tighter in doing so.
